Signs You Need A New Roof

June 12, 2026 · 5 min read

Roofs rarely fail all at once. These are the signals that usually arrive first.

From the ground

Look for curling or cupped shingle edges, bald patches where granules have washed away, dark streaking, and any sagging line along the ridge. Granules collecting at the bottom of downspouts is a reliable sign of age.

From the attic

On a bright day, daylight through the decking means gaps. Water stains, damp insulation or a musty smell point to leaks that may be traveling before they show on a ceiling.

Age

Three-tab asphalt commonly lasts 15 to 20 years, architectural shingles 20 to 30, depending on climate and ventilation. If your roof is near the end of that range and repairs are becoming frequent, replacement is usually the cheaper path.
